An exclusive buyers agent only represents the home buyer in a real estate transaction. In some cases it is possible for a real estate agent to represent both the buyer and the seller in a transaction leading to an irreconcilable conflict of interest. Exclusive buyers agents often work for real estate companies that never take listings for sales of property and work exclusively with buyers.
Because of this, these types of agents have a specific fiduciary relationship with their clients that offers the following benefits:
• Loyalty to the client
• Follows client instructions
• Accountability to the client
• Assurance of reasonable skill and care in the transaction
• Provides full disclosure
This level of protection for the client’s interests cannot be guaranteed by other types of real estate agents. A buyers agent will always disclose information to their client that materially affects their interests in the transaction even where this can be detrimental to the seller of a property.
